Category A Fit-Out

Category A is the base-build condition a landlord typically hands over — but many developers or shell buildings need this stage completed before any tenant can move in. We install raised access flooring, suspended ceilings, first-fix MEP (electrical, mechanical, plumbing), basic lighting, and internal finishes to bring a bare shell up to a standard, lettable condition. This groundwork is done to exact building-code specifications so that whichever occupier moves in next can build their Category B fit-out directly on top of it without rework.

Category B Fit-Out

This is where your office actually comes to life. Our Cat B scope covers internal partitions, final MEP connections, floor and wall finishes, custom joinery, branding elements, furniture installation, and AV/IT infrastructure — delivered as a single, coordinated build. Because our design and construction teams sit under one roof, the Cat B fit-out is planned around your exact headcount and department layout from day one, so the space is genuinely ready for your team to walk in and start working, not just look finished.

Partition & Glass Systems

How you divide a floor plate has a big impact on both privacy and how the office feels. We install demountable partitions for flexibility, full-height glass partitions for daylight and openness, and frameless glazed offices for a premium executive look. Demountable systems are especially useful for growing companies, since walls can be reconfigured as headcount or team structure changes without a full re-build — protecting your fit-out investment as the business evolves.

Lighting & AV Systems

Lighting and technology are planned together rather than as separate trades. We fit circadian-rhythm LED lighting that adjusts tone through the day, boardroom AV and video-conferencing infrastructure, and smart lighting controls that can be zoned by room or scheduled by time of day. Getting this right at the ceiling coordination stage avoids the exposed cabling and mismatched fittings that come from adding AV as an afterthought.

Office Furniture & Fit

We manage the full furniture package as part of the fit-out, not as a separate procurement exercise — ergonomic workstations, executive seating, storage systems, breakout furniture, and branded reception furniture are specified, ordered, and installed to match your finished space. Handling furniture within the same contract means delivery is timed against the construction programme, so pieces arrive exactly when the space is ready for them rather than sitting in storage or delaying handover.

Free Zone & DM Approvals

Every fit-out in Dubai needs sign-off from the relevant authority before works can begin, and the requirements differ by location — DEWA and Dubai Municipality for mainland buildings, and free zone authorities such as DIFC, JLT, Dubai Internet City, and Dubai Media City for their respective zones. We prepare the drawings in the format each authority requires, submit the applications, and follow through to approval on your behalf, so your project timeline isn't held up waiting on paperwork.
