Our design process begins with understanding how your team actually works — headcount, department adjacencies, meeting culture, and growth plans over the next 3–5 years. From there we develop space plans for open-plan floors, private cabins, executive suites, reception areas, boardrooms, and informal breakout zones, always balancing density with comfort. Every layout is presented with photorealistic 3D renders and a curated material palette so you can visualise the finished office long before construction starts. We also design with your brand identity in mind, translating your company's colours, values, and culture into a physical space that reflects it — because an office is often the first impression a client, partner, or new hire has of your business.

Office Fit-Out Works

Once the design is approved, our in-house execution team takes the project from a bare shell to a fully move-in ready office. This covers partitioning (glass, gypsum, or acoustic), raised access flooring, false ceilings, flooring finishes, painting, MEP works, joinery installation, and furniture placement — all coordinated under a single project timeline. Because design and build sit within the same company, there is no back-and-forth between separate consultants and contractors; our site team works directly off the approved drawings, which keeps the build accurate, fast, and free of the coordination delays that typically stretch out commercial fit-out projects in Dubai.

MEP for Offices

A well-designed office is only as good as the infrastructure behind the walls. Our MEP team handles structured data and voice cabling, electrical distribution and panel upgrades, HVAC zoning for different departments, fire and life safety systems, and dedicated server room cooling — all planned in parallel with the interior design rather than as an afterthought. This in-house approach means load calculations, cable routing, and ceiling coordination are resolved at the drawing stage, avoiding costly rework once construction is underway.

Custom Joinery & Furniture

Off-the-shelf furniture rarely fits a space perfectly, which is why we manufacture reception desks, workstation clusters, storage walls, meeting tables, and executive furniture in our own workshop. Every piece is built to the exact dimensions of your floor plan and finished in materials that match your brand — veneer, laminate, stone, or metal accents. Custom joinery also lets us maximise awkward corners, columns, and irregular floor plates that standard furniture simply can't use efficiently.

Lighting Design

Lighting has a direct impact on staff energy, focus, and wellbeing over a full working day. Our lighting designers layer circadian-rhythm lighting that shifts tone through the day, focused task lighting at desks, and accent lighting to highlight brand walls, reception features, and breakout zones. The result is an office that feels comfortable to work in for eight hours straight, not just impressive in a walkthrough photo.

Authority Approvals

Commercial fit-outs in Dubai require sign-off from multiple authorities depending on your building and location, including DEWA, Dubai Municipality, Civil Defence, and free-zone authorities such as Trakhees, DIFC, or JAFZA. We manage the entire approval process on your behalf — preparing drawings to the required format, submitting applications, and following up with authorities — so you don't have to navigate the paperwork or timelines yourself. This is included as a standard part of our service, not billed as a separate consultancy fee.
